As part of the Transport UK Group, West Midlands Trains delivers around 1,300 train journeys a day, for more than 60 million passengers a year, across our two brands - West Midlands Railway and London Northwestern Railway.
We are committed to delivering a safe and reliable train service, by investing in our fleet of trains, stations and employees. As part of this investment, we are looking to recruit a Property Maintenance Manager, on a full-time, permanent basis.
Please note, we have two positions available. One will be covering the Midlands and as far north as Cheshire and one will cover from Rugby to Euston. As such, please indicate your preferred location, North or South. Regular travel to sites across the network will be required.
We are seeking a dedicated Property and Facilities Maintenance Manager to oversee maintenance activities at stations and depots, ensuring compliance with statutory, Railway Group Standards, and Health & Safety legislation. You will direct external contractors and Maintenance Technicians, manage minor works projects, and act as the key interface with Network Rail. Responsibilities include ensuring the delivery of maintenance requirements, supporting contract management, and utilising the CAFM system. You will also oversee water monitoring activities, support the Asset Management System, and ensure technician competency standards are met. Strong decision-making skills and the ability to manage budgets and delegated authorities are essential.
What does the job involve?
- Manage staff performance
- Use the CAFM system for fault reporting, task completions, and work prioritisation.
- Ensure maintenance work meets safety, quality, and lease standards.
- Comply with legal and contractual conditions for stations, depots, and stabling facilities.
- Audit maintenance contracts and record in the CAFM system.
- Manage planned and reactive maintenance using CAFM systems.
- Assign costs of works in the CAFM system to identify threshold breaches.
- Update maintenance specifications and ensure CAFM system accuracy.
- Use KPI reports with Asset Manager for performance monitoring and improvement.
- Protect interests in third-party projects on station and depot infrastructure.
- Support companywide projects, including third-party sponsored ones.
- Ensure external consultants and contractors receive safety briefs and permits.
- Develop and implement maintenance renewal and improvement schemes with Property Manager.
- Resolve plant and building equipment defects cost-effectively.
- Provide technical support and advice for appropriate work.
- Share technical expertise with Property Team and support other business areas.
- Monitor fault reports, especially safety-related ones, and provide regular reports.
What skills and experience do I need to do the job?
Experience:
- Extensive facilities or maintenance management in building and plant environments.
- Managing multi-skilled maintenance teams for planned and reactive repairs.
- Utilising CAFM systems to improve facilities performance and exceed KPIs.
- Project management.
Qualifications:
- IOSH Managing Safely or equivalent.
- HNC/HND in building maintenance or engineering.
- NEBOSH Certificate/Diploma.
- Project Management Qualification.
- Environmental Qualification.
Training:
- Health & Safety at Work.
- COSHH Regulations.
- IEE Regulations.
- Fire Safety.
- Asbestos, Legionella, Electricity at Work, and CDM regulations.
